One of the best ways to vet them is by evaluating their track record. Here’s how to do it.
1. Look at the Types of Properties They’ve Sold
Investor agents typically work with:
- Multifamily homes (duplexes, triplexes, etc.)
- Fixer-uppers and flips
- Properties with STR/Airbnb potential
If their sales history is mostly retail single-family homes in luxury neighborhoods, that’s a red flag.
2. Ask for Deal Volume and Investor Clients
How many investment properties have they closed in the last year? Ask for:
- Average price point
- Property types they specialize in
An investor-friendly agent should be able to list past deals with confidence.
3. Check Their Online Presence
Review their:
- Zillow or Realtor.com sales map
- BiggerPockets profile activity
- Social media posts—do they talk about investment strategy, cash flow, or BRRRR?
Look for thought leadership and investor-focused marketing.
4. Ask for Investor References
A serious agent should have a few investor clients willing to vouch for them. Ask:
- "Can I speak with another investor you’ve helped recently?"

- "Do you own rental properties?"

Ask how they:
